A "patent assignment" is a contract transferring (assigning) ownership of a patent to a third party. The terms of the patent assignment will typically cover the consideration being conveyed for the transfer; representations and warranties of the assignor (including representations as to ownership of the patent); and a resolution mechanism (such as arbitration) to resolve any disputes that arise under the patent assignment.
