It is always a good idea to hire a home inspector before purchasing a condo or any type of real estate. Although the condo may appear to be in good condition, a home inspector is trained to find problems that you might easily miss. If these issues are severe, you may be able to back out of the purchase or ask the current owners to fix the issues before the closing date. Home inspectors check for a variety of other issues, including:
- Structural or foundation issues
- Exterior issues, including roofing and garage (if applicable)
- Plumbing and water control
- Heating and cooling systems
- Electrical issues
- Interior issues, including kitchens and appliances
- Asbestos
- Radon and/or other harmful gases
- Mold
- Termites or other wood-destroying creatures
- Infestations of rodents or other creatures
Although every home inspector is different and may look for different problems within a home, the above list is fairly comprehensive.
It is also a good idea to be present during a home or condo inspection. You may even consider following your home inspector as he or she evaluates the property. If there are any major concerns, your inspector should alert you to them immediately.
After the initial inspection, the home inspector will prepare a report of the findings. However, this report is useless unless you understand how to read it.
